We were recently faced with the prospect of having to sell my elder brother’s home to finance the “Refundable Admission Deposit” now more often demanded by Aged Care facilities.
To this end we were introduced to David Ferguson at “RAD Property Solutions” by the company whom we had initially contracted to search for and negotiate suitable aged care accomodation for my brother.
We first met him at the RAD office in Mt.Waverley and immediately felt at ease with his positivity and a clear plan for the sale. He explained his role would be to act as our vendor advocate,with all negotiations being conducted on our behalf. This was particularly important to us as we lived in the country and we had to feel confident that our objective could be achieved by putting the sale in his hands. The process from start to finish proved to be seamless; the property sold within approximately six weeks of being placed on the market and for a price which well-exceeded our expectations. At no stage did we have contact with the selling agent,with David taking on the responsibility of all negotiations and simply providing us with regular updates as to the progress of the sale.
Initially David contacted three high-profile agents in the area to inspect the property (at different times) with the brief to set out their marketing schedule (including costs) as well as providing a written submission as to why they should be chosen to undertake the sale. In a face-to-face meeting with us following these submissions his recommendation was adopted and within a few days the mechanics of the sale were in full swing, including a huge signage board at the front of the property,brochures,photography (including drone),office displays and online access to monitor progress .Open inspections were scheduled for each Wednesday and Saturday.The legal process was already well under way with David again making initial contact with a conveyancing firm on our behalf…..all this without us lifting a finger !
It is our opinion that David continually encouraged the agent to be proactive and that this approach paid early dividends. He always made himself readily available to us either via a phone call,emails or face-to-face meetings.
The direct cost to us for this service was zero,with him personally negotiating his fee from the selling agent’s costs…which proved to be very competitive.
We would fully recommend David’s services to anyone in a similar position to ours; his diligence and attention to detail were first class throughout the entire process. His assistance/advice were particularly helpful given that we live some considerable distance away from the property.
